Choosing a Location
Property Collect firmly believe research is key to all investment decisions. Hence they conduct detailed research on each location in their own right as well as commissioning independent experts to identify and then qualify investment opportunities.
Trend of Growth | |
---|---|
1 | Capital Growth: we compare the trend to the state and national average as well as other locations with a similar population and other growth drivers |
2 | Rent: the 10 year trended rental yields return a minimum of 4.5% gross rental return |
3 | Population Growth: we compare the trend to the state and national average as well as other locations with a similar population and other growth drivers |
4 | Employment Growth: we compare the trend to the state and national average as well as other locations with a similar population and other growth drivers |
5 | Infrastructure Growth: we look for government commitment to infrastructure investment, business development and private investment in the area |
Growth Corridors | |
---|---|
1 | Proximity: to major transport and other infrastructure upgrades as well as new development projects and lifestyle amenities such as work/education, social and shopping hubs |
2 | Accessibility: to key infrastructure such as transport corridors, commercial precincts, schools, hospitals, sporting facilities and other lifestyle amenities. |
3 | Appeal: of the location to tenants. This also includes local shopping/corner store day-to-day amenities including lifestyle attractions that are within walking distance such as sports fields, dog parks, fitness facilities/running tracks or the beach, river or nature reserve. |
Supply & Demand | |
---|---|
1 | Current vacancy rate for the area – vacancy rate should be below 3% to ensure availability of tenants and less negotiation on rent |
2 | Days on the market and number of properties sold in the area – if there is a decrease in days on the market and increase in number of properties sold there is an increase in demand for property |
3 | Determine any future land releases in the area – ensuring we avoid markets where there will soon be an oversupply |
